  • What First-Time Home Buyers Should Consider

What First-Time Home Buyers Should Consider

Mortgage insurance and home insurance serve different purposes. Home insurance protects homeowners from financial loss due to damage or destruction, while mortgage insurance safeguards lenders if borrowers default on payments. In Canada, mortgage insurance is required for down payments under 20%. Home insurance is also essential, especially for mortgaged homes. Buying your first home can evoke a mix of emotions, but thorough preparation can lead to confidence and excitement in the home search process.

  • New infill options

    New infill options

Maillardville’s housing landscape is evolving. Working in the neighbourhood every week, I see older single-family and heritage homes alongside newer infill, including triplexes and fourplexes. This mix creates more housing choice while introducing a noticeably different building form to established streets.

That change can bring both opportunity and tension. New infill may help accommodate more residents and offer alternatives for buyers, but long-time community members may be concerned that the pace and scale of redevelopment could erode Maillardville’s familiar character. Understanding that balance is important for anyone considering a purchase in the area.

Heritage context matters especially around Laval Square and Allard-LeBleu, where enhanced design guidelines apply. Buyers should look beyond the home itself and assess the surrounding building form, applicable regulations, and whether the property may have potential for heritage retention or further change.

If you are considering Maillardville, a property-specific review can help you understand both the opportunities and the possible trade-offs. I can help you evaluate the immediate streetscape, neighbourhood context, and factors that may influence the property’s future.

  • Canadian Home Sales Adjust About 5% in 2026

A bank economist cut Canada's housing forecast, expecting home sales to ↓~5% in 2026 as higher government bond yields keep fixed mortgage costs elevated.
Avg. Canadian home prices are projected to stay roughly flat in 2026, then edge up by <2% in 2027 rather than rebound sharply.
The revised outlook kept 5-yr Canada bond yields near the mid-3% range through Late-Q4, with a gradual decline expected across 2027 overall.
Ontario and British Columbia were expected to see sales improve in 2027, while Alberta was expected to lead Canadian price growth overall.
The modest recovery depended on bond yields starting to ease in Late-Q4, alongside the central bank holding policy steady through 2027 overall.

  • Choosing a Mortgage After a Rate Hold

After Canada's recent rate hold, policy stayed near low-2% and prime near mid-4%, leaving the fixed-versus-variable decision centered on payment flexibility and term length.
Fixed mortgage pricing moved higher as government bond yields climbed in current weeks, while the central bank flagged inflation risks, sharpening attention on variable-rate exposure.
A quarter-point variable-rate increase adds ~$1.25K in first-year interest for every $500K borrowed, before amortization effects, making payment stress-testing essential for borrowers.
Variable mortgages often carry lower prepayment penalties, helping borrowers who may sell or refinance early, while fixed-payment variable loans can send more payment toward interest.
Both mortgage types face the same stress test: borrowers qualify at contract rate plus roughly two points or a low-5% floor, whichever is higher.

  • Transit connections

    Transit connections

How convenient is transit in Maillardville? The neighbourhood is served by local buses, including routes 101, 152, 153, and 159, giving residents options for getting around and connecting to nearby rapid transit.

Braid Station and Lougheed Town Centre provide access to SkyTrain, but rapid transit is nearby rather than located in the centre of Maillardville. For many residents, the most practical approach is combining a local bus with SkyTrain.

Working in Maillardville each week, I find the area especially convenient for people who value easy access to highways and are comfortable planning a bus-to-rapid-transit connection. The best route will depend on the specific home, destination, and travel time.

Before making a decision, check the current TransLink schedule, walking distance to the nearest stop, and the route during your usual commute. If you are comparing homes in Maillardville, I would be happy to help you assess the location beyond the listing photos.
