Comparing Austin Heights

If you are comparing Southwest Coquitlam neighbourhoods, Maillardville and Austin Heights each offer a distinct sense of place. From my weekly work in the area, I find Maillardville stands out for its historic housing character, shaped by French-Canadian heritage and the early mill-worker community.

Maillardville includes older single-family homes alongside multifamily housing, newer infill, and heritage properties such as the Paré Residence. This blend gives the neighbourhood a layered feel, where local history and ongoing housing change exist side by side.

Austin Heights offers a different atmosphere. Largely developed in the 1960s, it has a more established postwar character and functions as another important local centre in Southwest Coquitlam. Buyers may appreciate its mature neighbourhood feel while comparing how it differs from Maillardville’s historic identity.

Amenities are another important consideration. Maillardville residents can enjoy Mackin Park, the Maillardville Community Centre, and commercial corridors along Brunette, Schoolhouse, Lougheed, and Austin. If you are deciding between these two communities, reach out to discuss which housing style, amenities, and neighbourhood character best match your plans.
